FREQUENTLY ASKED QUESTIONS


Q: What are the rental requirements?
We qualify all applicants on five (5) separate criteria: (see the rental criteria page for a detailed description):

a. Income
b. Length of employment
c. Landlord-Tenant reference
d. Credit history
e. Total occupants

Q: How old do you need to be to rent an apartment?
A: You must be 18 years or older or have legal proof of emancipation.

Q: Is there an application fee?
A: There is an application fee of $35.

Q: Is the application fee refundable?
A: No, the application fee is non-refundable.

Q: If I fill out an application, what do I need?

a. You need two (2) current pay stubs
b. Money order for $100.00 fee. This fee
    is to hold the apartment. A check for $35.00 is the non
    refundable application fee.

Q: What happens if I cancel?

a. If you cancel before the application is processed, the security deposit money is refunded.
b. If you cancel after the application is processed, the money is non-refundable.

Q: How many people can occupy an apartment?
A: Our occupancy policy allows for two people per bedroom unless local codes or requirements indicate different.


Q: Do you have two (2) year leases?
A: Yes, we do offer two (2) year leases at select properties.

Q: Do you have short-term leases?
A: Short-term lease options are available at select properties.


Q: Is there an additional fee for moving-in on a short-term lease?
A: Yes, there are no specials allowed on short-term leases.
a. Three (3) month lease- $150 additional fee per month
b. Six (6) month lease- $75 additional fee per month

Q: Can I renew my lease on a short-term basis?
A: Yes

a. Month to month term- $100 extra per month
b. Three (3) month term- $50 extra per month
c. Six (6) month term- $25 extra per month

Q: Do you have a senior package?
A: The senior package is available at select properties for seniors over 55 years of age-

a. $100 security deposit
b. Senior discount per month (varies per property)
c. 12th month is free

Q: How can I get out of my lease with no penalties?
A: You may purchase one or all three of our customer friendly addendums; Job Transfer Addendum, the House Addendum and the Healthcare Addendum for $100.00 each. These addendums must be purchased at the time you are signing a lease, either as a new move-in or as part of your renewal. You must fulfill all the requirements of these addendums to break your lease agreement.

Q: Do you accept pets?
Small dogs/cats are welcome at select Consolidated Management, Inc. properties.

Q: Is there an additional pet fee?

a. There is a $200 non-refundable pet fee
b. There is a $20 per pet/per month pet fee

Q: Do you have furnished/corporate suites?
A: Yes, we are able to provide a corporate suite at any of our properties.
