Rental Criteria
All individuals, regardless of their race, color, religion, sex, national
origin, handicap, or family status are guaranteed the right to rent any
property they can afford. The federal laws that guarantee this right are
commonly referred to as the “Fair Housing Laws”. Generally, residents are
approved or denied based on five (5) criteria: income, length of employment,
landlord-tenant reference, credit history and total occupants.
Age Requirements:
Applicants must be 18 years of age or have legal proof of emancipation to be a
“Signer” and must be able to demonstrate their ability to pay rent on time and
to meet the requirements of occupancy.
Income Requirements:
The combined gross income for all residents named, as a “Signer” on the lease
must equal at least three (3) times the monthly rental amount.
Length of Employment:
Length and type of employment is an important economic consideration in the
approval process.
The guideline for length of time on the job is six
months. Previous employment will be considered in the case of employment
upgrades. The applicant must provide a letter from their employer and two
(2) current pay check stubs.
Also, for retired people, bank statements and
retirement income must substantiate funds available for rent and living
expenses.
Landlord-Tenant Reference:
Comments from former landlords are an important selection criteria. This
includes past rental history (including non-payment of rent), violations of
lease, history of disruptive behavior, housekeeping habits, previous evictions
suits and judgments. You must bring in proof of past residency.
Credit History:
Before an application for occupancy is accepted, a credit inquiry is made.
Applicants without credit history are not necessarily denied: however, without
credit history, it is sometimes more difficult for applicants to demonstrate
their ability to pay rent on time.
Occupancy:
Our occupancy policy allows for two people per bedroom unless local codes or
requirements indicate different.
Criminal History:
Background checks will be conducted on all
applicants and adult occupants. Applicant may be denied for misdemeanor
offenses and/or convictions involving crimes against persons or drug related
offenses. Any felony offenses and/or convictions will prevent applicant
from being approved, even if adjudication was withheld.
Security Deposit Requirements:
An applicant may be requested to pay a full deposit, a one and one-half (1 ½)
month security deposit or a double security deposit in order to be accepted for
residency.
Note: Any advertised special for reduced security deposit is subject to
approval of all “Rental Criteria”.
Pet Policy:
Small dogs/cats are welcome at select Consolidated Management, Inc. properties.
The tenant must abide by the terms and conditions of the dog/cat addendum. This
must be signed and kept in the resident file. There is a $200.00 non-refundable
pet fee in order to have a small dog/cat in the suite. An ongoing monthly
non-refundable fee of $20.00 per pet will be charged on the date that monthly
rent payments are due.
However, all properties allow service or assistance animals for medically
qualified, disabled persons. (Owners of service/assistance animals are not
required to pay additional fees or sign a pet addendum).
