Frequently Asked Questions
Q: What are the rental requirements?
A: We qualify all applicants on five (5) separate
criteria:
a.) Income
b.) Length of employment
c.) Credit history
d.) Landlord-Tenant reference
e.) Total occupants.
Q: How old do you need to be to rent an
apartment?
A: You must be at least 18 years old or have legal proof of
emancipation.
Q: Is there an application fee?
A: Yes, there is an application fee. The cost varies from
community to community.
Q: Is the application fee refundable?
A: No, the application fee is non-refundable.
Q: What happens if I cancel?
A: If you cancel an application at any time, you must reapply
for tenancy.
Q: If I fill out an application, what do I need?
A: After you complete an application we would need a letter
from your employer stating your date of hire, rate of pay and a
statement concerning your probability of continued employment. You
would also need to provide us with two current pay check stubs. Additional
information and releases may be required to substantiate a
landlord/tenant reference.
Q: How many people can occupy an apartment?
A: Our occupancy policy allows two people per bedroom unless
local codes are more restrictive.
Q: Do you have two (2) year leases?
A: No the maximum lease at move-in is twelve (12) months.
Q: Do you have short term leases?
A: Yes, most short term leases are for six (6) months or
greater. Lease terms as low as four (4) months can be negotiated on
a case by case basis.
Q: Is there an additional fee for moving-in on a short term
lease?
A: Yes, there are no specials allowed for a short term lease
and the security deposit must equal at least one months rent. Rent
premiums vary based on the term of the lease and the community.
Q: Can I renew my lease on a short term basis?
A: Yes,
a.) A month to month renewal rent premium is
$50.00 per month.
B.) A six month renewal rent premium is $30.00 per month.
Q: How can I get out of my lease with
no penalties?
A: You may purchase one or all three of our customer friendly
addendums; the Job Transfer Addendum, the House Addendum and the
Healthcare Addendum for $100.00 each. These addendums must be
purchased at the time you are signing a lease, either as a new move
in or as part of your renewal. You must fulfill all the requirements
of these addendums to break your lease agreement.
Q: Do you accept pets?
A: Cats are welcome at all our properties and small dogs are
welcome at select communities.
Q: Are there any additional pet fees ?
A: Yes, there are additional pet fees. The cost varies
from community to community.
Q: Do you have furnished corporate suites?
A: Yes, we are able to provide a corporate suite at any of
our properties.
